City of Galesburg Planning and Zoning Commission met March 15.

OTHERS PRESENT: Stephen Gugliotta AICP-Director of Community Development. Chairman declared quorum present.
Approve Minutes of the February 15, 2022 meeting
Member Lee moved to approve the minutes, seconded by Member Uhlmann.
Minutes were approved by voice vote.
Update Past Planning and Zoning Commission items
• Zoning amendment to go from R3A, Multi-Family to B3 Central Business District for KXZ Properties, LLC, located at 239 S Cherry Street The City Council will consider this at their March 21, 2022 meeting.
• Ordinance amendment regarding fencing & landscaping on residential properties adjacent to Lake Storey was recommended for denial by the Commission and the item was removed from consideration by the City Council.

PZ-22-0301 Review Minor Plat of The Nielson East Subdivision), located at 547 N Farnham St.
The petitioner was Community Unit School District #205 of Knox & Warren Counties.
The applicant is communicating with utility companies and Ameren has requested a 10 foot utility easement ( 5 feet either side of the east and south property lines of proposed Lot 1) and a 10 foot utility easement for the primary servicing of the building.
The Commission members considered the following items:
• Adequate utilities, access roads, drainage and other necessary facilities will be provided;
• Adequate measures will be taken to provide ingress and egress so designed as to minimize traffic congestion on the public streets.
• The Development Review Committee reviewed the proposed variance at their March 2, 2022 meeting and recommended approval.
Member Lee moved, seconded by Member Uhlmann to recommend approval of the Minor Plat.

Nays: None.
Abstentions: None.
Chairperson declared the motion approved.
